Tandem ContractsLtd successfully completed the comprehensive structural remodelling and high-end refurbishment of 2A Denbigh Place in the heart of Westminster. This challenging urban project involved converting a former commercial property into a bespoke two-bedroom basement apartment and premium ground-floor office accommodation.

The project required a sophisticated blend of heavy structural engineering and delicate interior finishing, all executed within a constrained London site.

Key Project Features

  • Subterranean Expansion: Extensive excavation of the rear basement to increase floor-to-ceiling heights, creating a sense of volume and luxury.
  • Structural Innovation: Complex underpinning and structural masonry removal, supported by temporary works designs to maintain the integrity of the original building.
  • Natural Light Solutions: Installation of large-scale roof lights into the existing flat roof and the reinstatement of a front basement lightwell to flood the lower living spaces with daylight.
  • Modern Accessibility: Installation of a custom steel staircase within the lightwell for independent access.
  • Comprehensive Refurbishment: Full M&E (Mechanical & Electrical) upgrades, new partitioning, and the installation of contemporary kitchens and bathrooms.
  • Restoration: Careful demolition and reconstruction of non-original brick courtyard walls to match the heritage aesthetic of the Westminster locality.

Challenges & Strategic Execution

Working in a dense residential borough like Westminster required meticulous planning and “good neighbor” logistics:

  • Logistics & Access: We managed a strict permit system with Westminster Council, utilizing conveyor belts for soil removal and concrete pumps with pedestrian ramps to ensure the public footway remained open and safe at all times.
  • Environmental Responsibility: Prior to the main build, we conducted specialized asbestos removal (based on R&D surveys) and ground contamination testing to ensure a safe, clean environment for future occupants.
  • Precision Engineering: Phase-based delivery saw the transition from external enabling and soft-strips to heavy mechanical excavation using mini-diggers within the basement footprint.
